Buying a property in Javea, Spain
Buying a property, a villa or apartment, in Spain has always been looked on as a hazardous procedure and Javea is no exception. Indeed, quite rightly so, although, in recent years, things have improved considerably, there are still one or two unscrupulous types who are prepared to accept your hard earned cash. Most of the horror stories I have heard, whilst living in Javea, have generally related to dishonest foreign property agents, as opposed to Spanish ones, but that really is irrelevant. I guess the number one rule is 'Let the buyer beware', or whatever the latin equivelent is.... |

I was lucky! I bought my villa in Javea, in 1989, directly from the builder, without using an agent or lawyer. This is something I would not recommend, unless you are very sure of the people involved and the processes you must go through! I had been in Javea for some 2 or 3 months and was lucky. |

Property purchase in Spain
The rules regarding property purchase in Spain are constantly changing, so it is adviseable to be sure you have up to date information, which is not easy to get. Remember, your information source cannot be held responsible for your decisions or your money! Villa for sale in Javea There are many 'Estate Agents' in Spain, in Javea they almost outnumber the residents! They sometimes call themselves 'Property Agents' or 'Property Consultants', but all of them, at the end of the day, are sales people. They make their living selling property in Javea. They may be friendly, helpful, honest, charming and many other things, but all of them are business people, whose priority is to sell property. That's how they make their living and a fine living it can be. The Commission Game Here in Javea or Spain in general, it is quite common for anyone who introduces a buying customer to an agent to get a small (?) commission. Now this could be your friend, your lawyer or the local grocer. Sometimes it seems that everyone and his dog knows of a property for sale that is exactly what you are looking for and it's dead cheap. The Commission Trail If you visited a property exhibition in the UK or have spoken to an Estate Agent in the UK, the chances are they will be getting their commission from another agent (associate) here in Spain. If their contact agent in Spain has recieved the property details from another agent, then they will also be getting a commission (perhaps half of the fees) from the actual agent selling the property. Do some of the work It is well worthwhile coming out to Javea, renting yourself an apartment and spending some time studying the various properties in the area that are for sale. Look around for 'For Sale' and 'Se Vende' signs, learn a little about the area. If you find a villa for sale privately, you should find a lawyer who is prepared to sort out the sales contracts for you, for a fee, of course. Look for the quality professionals I'm not recommending that you avoid using a property sales agent, when you buy a villa in Javea. Many of them take great pride in finding you the perfect property, which is the best for them to get high recommendations for new clients. I am recommending that you take your time to find the right estate agent. You will be spending a lot of money on your property and the legal safeguards are not as clear cut as they are in the UK.
